NSW Government Unlocks Key Housing Site Near Royal North Shore Hospital

April 7, 2025

The Minns Labor Government has launched an Expressions of Interest (EOI) campaign to deliver up to 448 new homes, including 67 affordable dwellings specifically targeted at essential healthcare workers from the nearby Royal North Shore Hospital precinct.

This initiative marks a significant step toward addressing Sydney’s housing shortage—particularly in well-located, infrastructure-rich areas—by activating dormant government land identified through the NSW Government’s Land Audit. The site’s proximity to transport, health services, and employment hubs makes it ideally suited for quality, long-term rental housing.

Rezoned under the St Leonards and Crows Nest Transport Oriented Development Accelerated Precinct, the site carries a requirement for 15% of new housing to be affordable—100% of which will be reserved for key workers in the healthcare sector. This presents a meaningful opportunity to create housing that is not only accessible but supports vital community services by ensuring workers can live close to where they work.

How BTR Group Can Help Realise This Vision

At BTR Group, we specialise in delivering professionally managed rental communities that prioritise long-term livability, tenant wellbeing, and integrated design. This project aligns closely with our core capabilities—particularly our focus on building high-quality homes in strategic locations with a strong social impact.

Our team is equipped to deliver a tailored solution that meets both the practical requirements of the site and the broader objectives of the NSW Government: increasing housing supply, ensuring affordability for key workers, and creating well-connected, resilient communities.

We understand the importance of delivering not just homes, but communities that are thoughtfully planned, efficiently managed, and future-ready. Our approach brings together design, delivery, and management under one roof—ensuring a consistent and high standard throughout the lifecycle of the development.

Looking Ahead

With the EOI process now open and closing on 15 May 2025, BTR Group is ready to bring our experience and expertise to this important initiative. We welcome the opportunity to collaborate with government and stakeholders to help address the housing needs of essential workers and the broader community.
